Site Visit
The purchaser visits the project grounds to view the plots/land and to confirm the subdivision with a project map while viewing the beacons.
Purchaser is then issued with the copy of title and the mutation map to confirm the consistency of information provided.
Step 2
Conducting a Search
You will need a copy of the title deed of the plot/plots you intend to buy, your ID copy, KRA Pin certificate copy, and search fees.
Step 3
Agreement Writing and Signing
Agreement writing and signing with the seller after doing the search and ascertaining legitimacy.
Step 4
Payment
The purchaser makes the payment per the sale agreement and is issued with a receipt and is issued with receipts.
Step 5
Preparation and Signing of Completion Documents
The process of Preparation and signing the completion documents to initiate land transfer begins. The documents needed include
- Original title deed
- Land Control Board consent application forms (in triplicate)
- Land transfer forms
- Purchasers’ documents copies e.g. Copies of National ID, KRA Pin certificate, 4 passport size photos
- Vendors document
- Personal copies of National id, KRA pin certificate, 4 passport-sized photos
- Company copies of company registration certificate, KRA pin certificate, CR12, directors’ documents copies
- Spousal consent (if the plot of land is in a person from the vendor’s name) or company resolution (if the plot is in the name of the company)
Step 6
Lodging the Completion Documents for Title Deed Transfer
Lodging the completion documents for title deed transfer.
Step 7
Valuation and Stamp Duty Payment
Undertaken by government valuer who advises.
Step 8
Title Deed Transfer
Title deed transfer from the vendor's name into the purchaser’s name.
Step 9
Title Handing Over
The purchaser is presented with the title deed duly transfered with their name.
Step 10
Plot Handing Over and Possession
The purchaser takes over the posession of the property.
